City, Developer Wrangle Over Quiet Waters Development

After months of negotiations the developers for the Reserve at Quiets Waters and the city are still arguing over construction details.

City officials and builders of a proposed development adjacent to Quiet Waters Park spent most of their four-hour Board of Appeals hearing talking about trees—specifically those in the southwest corner of the 39-acre property adjacent to the county-owned park. Annapolis' Planning Commission approved a site plan for the Reserve at Quiet Waters, which includes 160 residential units, in September 2011. It did so after hours of heated debate, and only after it placed a near record 48 conditions on the project. Plans for West Street Office Building Move Forward

The Annapolis Planning Commission approved a special exception to help clear the way for the demolition of the old Tate Dodge service center on outer West Street.

The redevelopment of the former Tate Dodge service center would significantly change the look and feel of outer West Street, the property owner said. Atwood Tate, representing the Tate family, and a team of developers laid out their concept Thursday evening at the Annapolis Planning Commission meeting. The commission voted unanimously in favor of the plans, which are now one step away from final approval. The project includes designs for the two parcels of land at 1730 West St. between the Honda of Annapolis sales and service centers. The building and the adjacent vacant lot cover 2.8 acres. It's confusing to see so many empty commercial and retail areas around the area but hear that another developer wants to build more space to sit empty. Why not have a grand push to attract tenants to existing locations instead of creating empty buildings on the premise that new jobs will be created?   more ›

West Street Could Get New Office Building

The city planning commission will hold a public hearing on a special exception for the proposed building, and hear from developers of a proposed 33-home development off of Hilltop Lane.

The Annapolis Planning Commission is considering plans from a developer to construct a nearly 39,000-square-foot office building on outer West Street. The commission has scheduled a public hearing for the project at its meeting at 7:30 p.m. Thursday in City Council chambers. The developer, Tate 1750 West Street, has applied for a special-exception application to be able to build the commercial building at 1730 West St. The site is where Tate Dodge was located. The application is related to various site improvements including parking, stormwater management and landscaping, according to the agenda published for Thursday’s meeting. Reserve at Quiet Waters Wins Reluctant Approval

The controversial development received an approving vote from city planning commissioners Thursday night.

A new residential development adjacent to Quiet Waters Park received reluctant approval from the Annapolis Planning Commission Thursday night. The Reserve at Quiet Waters, a 158-unit development off Annapolis Neck Road, was approved by a 5-1 vote, with Chairman David DiQuinzio dissenting. The measure passed with a near-record 48 conditions, including a requirement that the developer foot the bill if a traffic light on nearby Forest Drive is needed within the next five years. City Planning Commission to take up the Reserve at Quiet Waters for the third time at a meeting Thursday at 7:30 p.m.

The Annapolis Planning Commission has twice before taken up the proposed Reserve at Quiet Waters housing development, each time postponing a vote after its meeting ran past midnight. The commission is scheduled to vote at its meeting at 7:30 p.m. Thursday in City Council chambers. Previous meetings attracted many Annapolis Neck residents who said they were concerned over increased traffic on Forest Drive, as well as potential environmental impacts in Quiet Waters Park. Planning Commissioners again delayed a vote over a hotly contested development off Annapolis Neck Road.

A vote over the proposed residential complex near Quiet Waters Park was again shelved by city planning commissioners after lengthy discussion on Thursday. The Reserve at Quiet Waters is proposed on a 40-acre property along Annapolis Neck Road. The development is slated to include 158 residential units, scattered in an inverse S-curve, all adjacent to the north end of the county-owned Quiet Waters Park. The development’s proximity to the park and its potential impact on nearby Forest Drive have made it a sensitive issue for the Annapolis Planning Commission. “This is a damned difficult site,” said Commissioner James Urban. Annapolis Planning Commission to discuss the proposal to build townhouses and single-family homes during meeting at 7:30 p.m. Thursday.

The Annapolis Planning Commission is scheduled to discuss the proposal for a new housing development off of Annapolis Neck Road. The Reserve at Quiet Waters is slated to include 158 lots for 74 townhouse units and 84 single-family homes. The 40-plus-acre development would basically be behind the small shopping center that is home to Muddy Paws. The planning commission is scheduled to meet at 7:30 p.m. Thursday in City Council chambers. QW Properties LLC are the property owners, according to city documents and Chesapeake Realty Partners are the developers. Unfortunately this land was annexed by the City so they can build higher density housing that we all dread. I don't begrudge others wanting to live here - it's a wonderful part of the County. However, there are lots of homes for sale already. if the houses must be here, the only logical entrance is Forest Dr only.
