Chipotle Coming to Downtown Annapolis

The Board of Appeals approved an application for Chipotle to take over the space occupied by Hard Bean Coffee and Booksellers.

Annapolis' burrito war between Chipotle and Moe's Southwest Grill has ended. The city's Board of Appeals voted unanimously to grant Chipotle a special exception permit to open a location at 36 Market Space—the space currently occupied by Hard Bean Coffee and Booksellers. At the board's December meeting, attorneys on behalf of Moe's brought a land-use consultant and pages of documents which they said proved Chipotle is a fast food restaurant, and it would not be able to comply with the city's rule that restaurants only derive 10 percent of their revenue from takeout. Board member James Gregory challenged Moe's representatives to explain how their restaurant was fundamentally different from Chipotle in that regard in December. A point he …

Moe's Fights Against Downtown Chipotle Location

Lawyers for both sides sparred at the Board of Appeals meeting in Annapolis on Tuesday.

Downtown Annapolis' burrito war heated up on Tuesday night as attorneys for Chipotle and Moe's Southwest Grill argued over whether the former should be allowed to open a location at 36 Market Space. "I state the obvious when I tell you that this is simply a competitor that doesn’t want to see a competitive business come to town," Chipotle attorney Alan Hyatt said. "I think we are entitled to the special exception, and this is a pretty flimsy opposition." Chipotle is asking the Board of Appeals for permission to take over the location's current special exception, owned by Hard Bean Coffee and Booksellers, to be a standard restaurant that serves alcohol. The national burrito chain wants the board to approve two major modifications to that …

I do think that the Historic District of Annapolis is unique. Unlike other commentors I do not think that Chipotle , Starbucks, Subway , Jimmy Johns etc.... should be allowed in this area. One commentor worried about having "bars and T-Shirt shops". I will always enjoy the unique locally owned bars and T-Shirt shops over the fast food chains, If I want McDonalds or Burger King or Starbucks I can …   more ›

Top 5 Stories: Chipotle, Parking Regulations and Boat Part Thefts

Here's a quick look back at the biggest headlines of the week in Annapolis.

No. 1—Chipotle Applies For Liquor License Downtown Chipotle is asking the city for permission to serve beer and margaritas as part of its new location at 36 Market Space. This would be the first chain restaurant to obtain a liquor license in the city because Annapolis' rules require at least one licensee to be a resident. Chipotle could follow area hotels' example and use a store manager who lives locally as one of its liquor license holders. No. 2—Police Investigate Abandoned Car on Bay Bridge Officers are searching for a driver who may have jumped after abandoning a car on the Bay Bridge on Wednesday afternoon. County firefighters and Natural Resources Police searched the waters under the bridge but found no one. No. 3—Residents Balk at …

Chipotle Applies For Liquor License Downtown

The restaurant chain, which has plans to take over Hard Bean Coffee's location on Market Space, could become the first restaurant chain with a city liquor license.

Chipotle is asking the city for permission to serve beer and margaritas as part of its new location at 36 Market Space. "This would be the first restaurant chain that I'm aware of that would have a liquor license," Deputy City Clerk Theresa Bucalo said. "It's going to be very interesting." City code requires that at least one of the three applicants on a liquor license be an Annapolis resident. Bucalo has not seen the application yet, but she said it isn't unheard of for Annapolis to give companies based outside the city permission to serve alcohol. Chain hotels like Marriott and Loews have a local employee serve as a license holder in order to obtain their permits. "They will give that person maybe a small stock option, and they will be …

Chipotle Wants Hard Bean Coffee Location Downtown

Area residents react to Hard Bean closing and the restaurant chain potentially setting up shop on Market Space.

Visitors to downtown looking for a burrito fix could soon have the option of grabbing one at a proposed Chipotle location on Market Space. The burrito-centric restaurant chain applied for building permits at the address of Hard Bean Coffee and Booksellers, according to The Capital Gazette. And Chipotle representatives will meet with Mayor Josh Cohen and other city officials Thursday morning to discuss the proposal. This came as sad news to Jason Dey who said he wouldn't be back if Hard Bean sold to Chipotle because he's not a fan of its food. Dey said he drives to downtown from the eastern shore at least once a week specifically to patronize Hard Bean because "there's nothing like this over there." Timothy Jacobs also frequents Hard Bean…

I wish I had the chance to put in another coffee shop in Downtown. I opened one in Edgewater at South River Colony behind Kmart and where the Original Steak House is. I thought that a nice family owned coffee shop would be better to the area than a chain. I knew going in that I was taking a chance since the foot traffic was very low, but usually when something is good, word of mouth travels fast…   more ›
